Overview

Building Transformation was appointed to deliver a specialist heritage façade cleaning project in Mayfair, London, at the London Marriott Grosvenor Square; a prominent hotel characterised by its traditional stone and heritage-style façade.

The project involved the sensitive cleaning of multiple elevations, including stone, brickwork, glazing, and basement-level walls. Delivered within a live hospitality environment, the works required close coordination with hotel operations, guests, and high-profile venues, including Gordon Ramsay Bar & Grill and Lucky Cat restaurant.

 

Challenges of Delivering Heritage Façade Cleaning in Central London

Delivering façade cleaning works to a heritage-style stone façade in central London introduced several complex challenges:

  • Live hospitality environment: Works were carried out while the hotel remained fully operational, including busy restaurant venues such as Gordon Ramsay Bar & Grill and Lucky Cat.
  • Restricted working hours and noise control: Strict limitations were in place to avoid disturbing sleeping hotel guests and neighbouring residents, particularly along the George Yard elevation. Close collaboration with the hotel ensured disruption was minimised and operations continued seamlessly.
  • Complex access constraints: The building height (approx. 25–30m) and constrained urban setting prevented the use of traditional access methods. Additionally, corner sections of the façade could not be rigged directly above, requiring centralised roof anchor points and rope deviations to enable safe and effective access to all areas.
  • Mansard roof risk: Operatives were required to descend over two levels of tiled mansard roof, presenting a significant risk of tile displacement in a busy central London location. A bespoke access system was designed to prevent operatives and equipment from loading or contacting the tiles.
  • High footfall public areas: Entrances, pavements, and restaurant access points require continuous safe access and active management.
  • Sensitive stone façade: The building’s porous and heritage materials required a carefully controlled, non-abrasive cleaning approach to avoid long-term damage.

Our Approach

Access Strategy

A rope access (abseiling) solution was selected as the most efficient and least disruptive method for accessing the façade.

  • Roof-mounted rigging systems installed using weighted anchor points
  • Rope deviations were utilised to safely access complex and recessed areas
  • Bespoke protection system implemented for safe traversal over tiled mansard roofs
  • Dedicated banksman on the ground at all times, maintaining exclusion zones and ensuring the safety of guests, staff, and the public

Unlike a scaffold, rope access offers significant advantages:

  • Minimal visual and operational disruption to the hotel and its restaurants
  • No obstruction of natural light or building frontage
  • Equipment is fully removed at the end of each day, leaving no lasting impact on the building

This approach ensured the hotel could continue operating as normal, with minimal visible presence of the works.

Sensitive Façade Cleaning Methodology

Given the heritage nature of the stone façade, a sensitive and methodical heritage facade cleaning process was essential.

Trial Cleaning

Prior to full implementation, cleaning trials were undertaken to determine the most appropriate methodology. This ensured:

  • The selected process was safe for the substrate
  • Desired aesthetic results aligned with client expectations
  • Risk of over-cleaning or surface damage was eliminated

Cleaning Process

A Thermatech superheated water system was utilised to carry out a controlled, sensitive clean:

  • Initial pre-wetting of surfaces to loosen contaminants
  • Application of superheated water at low pressure (50–70 BAR) and ~150°C
  • Single-phase cleaning approach to remove surface soiling and pollutants
  • Final drying and inspection to assess finish

This method provided an effective clean while preserving the integrity of the building’s stone and brick façades.
