Roof Condition Surveys & Roof Structure Inspections

A roof condition survey provides the information needed to make informed maintenance, budgeting and asset management decisions.

Roofs are one of the most exposed elements of any building. Constant exposure to weather, thermal movement and environmental conditions means deterioration can develop gradually and often remain unnoticed until leaks, failures or significant repair costs emerge.

Our Roof Building Condition Surveys

At Building Transformation, we deliver professional roof condition surveys for commercial buildings, industrial facilities, public sector properties and complex structures.

Our inspections help facilities managers, surveyors, asset managers and property owners understand roof condition, identify developing defects and plan maintenance before issues turn into costly problems.

Every roof presents its own access challenges. Depending on the building and the inspection requirements, we use a combination of IRATA-compliant rope access, MEWPs where appropriate, temporary anchor systems, safety lines and specialist fall protection equipment to inspect roofs safely while protecting our operatives on exposed, sloping or fragile roof surfaces. This allows us to assess roof condition efficiently while minimising disruption to normal building operations.

Whether you’re investigating water ingress, planning maintenance works or developing a Planned Preventative Maintenance (PPM) strategy, our roof condition surveys provide the information needed to make confident maintenance decisions and extend the service life of your roofing assets.

Why You Might Need a Roof Condition Survey

Many roofing defects develop slowly and remain hidden until they begin affecting building performance.

Minor defects such as damaged membranes, failed flashings or blocked drainage systems can eventually lead to water ingress, insulation failure, structural deterioration and costly reactive repairs.

A professional roof condition survey helps identify issues before they become major problems, allowing maintenance activities to be planned and prioritised effectively. It can also help establish whether further investigation or targeted testing is required before repair or refurbishment works are specified.

Benefits of regular roof inspections include:

  • Early defect identification
  • Reduced reactive maintenance costs
  • Improved budget forecasting
  • Reduced risk of water ingress
  • Improved building performance
  • Extended roof lifespan
  • Better asset management decisions
  • Support for planned maintenance programmes

For many organisations, roof surveys form an essential part of a wider asset protection and maintenance strategy.

What Is Included In A Roof Condition Survey?

Our roof condition surveys provide a detailed assessment of roof condition, performance and maintenance requirements.

We inspect your roof safety systems, access arrangements and areas where deterioration may be affecting safe maintenance access. We then provide recommendations for further investigation where defects cannot be fully assessed through visual inspection alone.

Depending on the building and roof construction, inspections can include:

  • Roof membrane condition assessments
  • Waterproofing inspections
  • Flashing inspections
  • Drainage assessments
  • Roof covering inspections
  • Structural roof observations
  • Defect identification and mapping
  • Moisture investigations
  • Roof lifecycle assessments
  • Repair and maintenance recommendations

Where appropriate roof condition surveys can also be supported by additional diagnostic investigations, such as moisture mapping, thermal imaging, electronic leak detection or core sampling, helping to confirm the extent and cause of concealed defects before remedial works are planned.

Every survey is tailored to the building, operational requirements and maintenance objectives of our clients.

Commercial Roof Inspections For Maintenance Planning

The purpose of a roof survey is not simply to identify defects.

The real value lies in helping clients understand risk, prioritise maintenance and plan future investment.

Our roof condition reports provide clear recommendations that support:

Planned Preventative Maintenance

Regular inspections help identify maintenance requirements before failures occur, reducing disruption and unexpected costs.

Capital Planning

Understanding roof condition allows asset managers to forecast future investment requirements and avoid unnecessary expenditure.

Lifecycle Management

Roof surveys provide valuable data that supports long-term asset management and lifecycle planning.

Risk Reduction

By identifying deterioration early, organisations can reduce the likelihood of water ingress, structural damage and operational disruption.

Common Roof Defects We Identify

Our inspections frequently identify issues that are difficult to detect from ground level or through routine maintenance checks.

Common defects include:

  • Membrane failures
  • Cracked or damaged waterproofing systems
  • Defective flashings
  • Standing water and drainage issues
  • Failed roof penetrations
  • Water ingress pathways
  • Corrosion of roof components
  • Damaged roof coverings
  • Deteriorated joints and sealants
  • Structural movement-related defects

Identifying these issues early helps prevent larger repair projects and protects overall building performance.

Roof Defect Mapping & Condition Reporting

Understanding where defects exist is just as important as identifying them.

Our roof surveys include detailed defect mapping and condition reporting to help clients visualise risks, prioritise repairs and communicate findings internally.

Survey outputs include:

  • Photographic records
  • Defect mapping
  • Condition assessments
  • Risk prioritisation
  • Maintenance recommendations
  • Budget planning guidance
  • Repair programme recommendations

This enables maintenance teams and stakeholders to make informed decisions based on accurate condition data.

London Metropole Case study

Building Transformation was appointed to develop a bespoke rope access strategy to investigate and repair persistent water ingress affecting the east wing lift motor room roof at the Hilton London Metropole in Central London.

Roof Testing & Diagnostic Investigations

Where visual inspections alone cannot provide sufficient information, additional testing may be recommended to better understand the condition of the roof and identify concealed defects.

Depending on the project, this can include:

Moisture Mapping

Helping identify trapped moisture and areas affected by water ingress.

Thermal Imaging

Supporting the identification of heat loss, saturated insulation and hidden defects.

Core Sampling

Providing insight into roof build-up, material condition and moisture penetration.

Electronic Leak Detection

Supporting investigations into waterproofing failures and hidden breaches.

These investigations provide greater certainty when planning maintenance, refurbishment or replacement works.

Difficult-To-Access Roof Inspections

Many commercial roofs present unique access and safety challenges. Sloping roofs, fragile surfaces, exposed edges and complex roof layouts can make inspections difficult, even where the roof itself is accessible.

Building Transformation develops safe access strategies tailored to each building, enabling our teams to inspect roof areas while maintaining compliance with Work at Height Regulations and minimising disruption to building operations.

Depending on the structure and inspection requirements, we may use.

IRATA-Compliant Rope Access

Where conventional access methods are not suitable, our IRATA-qualified technicians use rope access systems to safely reach and inspect complex roof areas. Unlike façade inspections, rope access on roofs often involves work positioning and fall protection while operating on the roof itself, rather than vertical descent.

Anchor Systems & Safety Lines

Where permanent fall protection systems are not available, we use temporary anchor systems, fixed anchor points, weighted mobile anchors and horizontal or vertical lifelines to provide secure attachment for our operatives. These systems allow inspections to be carried out safely on exposed roof areas, particularly where parapets or edge protection are limited.

Temporary Fall Protection

For roofs with exposed edges, fragile materials or sloping surfaces, we install appropriate temporary fall protection measures to create a safe working environment while inspections are undertaken. Where required, industrial spreader boards are used to safely distribute loads across fragile roof surfaces.

MEWPs Where Appropriate

Mobile Elevating Work Platforms (MEWPs) may be used where ground conditions, building height and site constraints allow, providing safe access for initial visual inspections, gutter inspections or transporting personnel and equipment to roof level.

Every access strategy is developed around the building, the work required and the safest practicable method of access. Where conventional methods are unsuitable, we design bespoke rope access solutions to safely inspect isolated or complex roof areas without relying on disruptive temporary access structures.

From Roof Survey To Asset Protection

A roof condition survey should not be viewed as a one-off exercise.

The most successful organisations use inspections as part of an ongoing asset management strategy that supports maintenance planning, risk reduction and operational continuity.

Our inspections help inform:

  • Planned preventative maintenance programmes
  • Reactive maintenance planning
  • Leak investigations
  • Roof repair programmes
  • Building fabric maintenance
  • Capital works planning
  • Asset lifecycle management

This inspection-led approach enables clients to move from reactive repairs towards proactive asset protection.
